Real Estate The original specialism

Hotels, care homes, offices, retail, logistics real estate, data centres, student housing, residential and mixed-use schemes. Acquisition finance, development debt, mezzanine layers, stabilised investment debt and refinance — typically £5m to £250m.

Our deepest sector network, and where the firm began in 2013. We do not fund against owner-occupied homes.

ii.
Defence Contractors & dual-use

Capital for defence contractors, dual-use technology businesses, drone and UAV manufacturers, and supply-chain primes — particularly those on UK MOD, NATO or allied government contracts. Growth equity, working capital lines, contract-backed facilities and acquisition finance.

We work with both established mid-cap defence businesses and rapidly-scaling new entrants in areas like autonomous systems, surveillance, UAV platforms and resilience tech.

Aerospace Civil & defence

Funding for aerospace manufacturers, MRO providers, component suppliers, and satellite and space-tech ventures. Growth capital, project finance and structured debt against long-cycle contracts.

Active across both civil and defence aerospace ecosystems, with particular interest in suppliers to OEM programmes and the rapidly expanding small-satellite sector.

Aviation Operators & assets

Aircraft acquisition and leasing facilities, fleet refinancing, MRO infrastructure, airport-related real estate and operator working capital. Commercial, business aviation and rotary platforms.

We work with both operators and asset-owning lessors, and can structure both balance-sheet and asset-backed solutions depending on covenant requirements.

Logistics & Transport Operators & infrastructure

Working capital, fleet finance, warehouse and depot acquisition, and growth capital for logistics operators — couriers, trucking firms, 3PL providers, last-mile platforms and self-storage businesses.

We work with both asset-heavy operators (own fleet, own facilities) and asset-light platforms scaling through M&A or technology investment. Particular interest in operators with multi-year contracted revenue.

Mining & Natural Resources Development & production

Project finance for development-stage operations, expansion capital for producers, and structured offtake-backed facilities. Active across critical minerals, precious metals, base metals and bulk commodities.

We focus on assets in jurisdictions with stable mining frameworks and prefer sponsors with a credible operating record or strategic offtake partner.

Technology Revenue-stage operators

Growth capital and structured debt for revenue-stage technology businesses — SaaS, deep tech, AI infrastructure, cybersecurity and fintech.

We're particularly active in non-dilutive structures: venture debt, ARR-backed lines and growth facilities for founders who want to extend runway without raising more equity.

Energy & Infrastructure Generation & networks

Renewable generation, battery storage, transmission and selective traditional energy assets. Project finance for development-stage assets, refinance for stabilised projects, and platform-level capital for repeat developers.

We work with IPP-style sponsors, infrastructure funds and operating businesses with capex-heavy expansion plans.

Healthcare & Life Sciences Operators & innovators

Hospital and clinic development, specialist care assets, medtech and diagnostics scale-up, and biotech growth capital.

Particularly active where the structure crosses real estate and operating business — for example, care home platforms, private hospitals and specialist clinical real estate with operator covenants.

Financial Services Platforms & structured finance

Platform funding for fintechs and financial services operators — including receivables financing, invoice financing, supply chain financing and bridge lenders. We raise warehouse lines, senior facilities and growth equity for businesses building or scaling financial products.

Particular focus on asset-backed structures: originator platforms seeking their first or subsequent warehouse line, and established lenders looking to diversify their funding stack beyond bank facilities.

Term sheet is half the work. We stay in the deal through legals, valuation and conditions precedent — until the funds are drawn.
